Although the Line-4 of Mumbai Metro’s 32.32-km-long elevated corridor covers 32 stations from Kasarvadavali near Thane in north MMR to Wadala in south, the TMC will also develop an internal metro network to connect various parts of the city.

The TMC had earlier proposed an internal metro to connect various parts of Thane to Mumbai Metro Line-4 but later decided to build a light rail transit on the suggestion of the central government. The suggestion was made, keeping in view the cost-effectiveness of the Thane Metro project.

According to the TMC, a conventional metro system would be more suitable for Thane than a light rail transit, considering its burgeoning population. Further, it would not be possible to connect a light rail transport system with a conventional metro line.

Thane Metro impact on real estate

In the wake of the work-from-home scenario following the COVID-19 pandemic, property owners and tenants living in India’s densely populated areas of Mumbai near business hubs, have started looking for bigger and better properties. This has led to tremendous rise in real estate demand in the past one-and-a-half years in Thane, a strategically located area in the Mumbai Metropolitan Region (MMR).

As the area offers flexibility to home buyers to have bigger and better homes at locations that will soon be seamlessly connected with Mumbai through the Metro Line-4, Thane real estate has benefited from the emergence of the work-from-home culture.

With the upcoming Thane Metro, the demand for properties in Thane could increase due to the better connectivity, resulting in appreciation in property rates in Thane.
