PCMC property tax relief scheme extended till August 31,2021

With an intent to provide some relief to people, the PCMC property tax relief scheme has been extended for the second consecutive month. Now, the PCMC property tax scheme (for FY 21-22) will be valid till August 31,2021.

While the PCMC property tax relief scheme was initially announced for people who would make an advance payment of their taxes in full by June 30,2021, it was extended by a month – till July 31, owing to the impact of the second wave of the coronavirus pandemic.

PCMC to go after 3,500 unassessed properties, to recover dues

The PCMC administration has started a special drive for industrial units under its jurisdiction, to identify instances of unregistered properties on their grounds. According to an estimate, there are nearly 3,500 industrial units that have extended constructions on their premises without permission. Recently, Tata Motors was asked to pay dues of Rs 200 crores over unregistered properties on its premises.

With the COVID-19 pandemic still affecting scores of people financially, the PCMC has decided against increasing the property tax this financial year. The hike was supposed to take place for properties where construction began before 2005-06. It was in March, when the civic body decided to hike the tax rate to meet its revenue target.

PCMC residents to pay more property tax from April 1, 2021

Property tax on old residential and non-residential properties have been hiked by the PCMC. The new changes in property tax will be applicable from April 1, 2021. As per the new notification, properties which have been purchased before 2005, will see a hike of up to Rs 800 to Rs 1,200 for residential properties and Rs 1,500 to Rs 3,000 for non-residential properties for 500 sq ft area. For properties purchased between 2006 and 2020, which are considered as new, the rate is Rs 17.18 to Rs 29.94 per sq ft. The rate will go up to Rs 31.44, according to the new tax plan.

PCMC to mop Rs 150 crores through tax on unauthorised properties

In order to earn additional revenue to fill the deficit, the civic body has begun a survey to assess unauthorised properties in the region, which could be later regularised and taxed. According to an estimate, there are over 50,000 properties, out of which 30,000 have been identified in the survey, while the remaining will be identified soon. The survey has been extended for three more months, to identify such properties. Apart from this, the civic body has identified properties where the owners have pending property taxes of Rs 25 lakhs or more. So far, around 325 properties have been assessed, which could be sealed if the dues are not cleared.

PCMC revenue dropped by 79% last year

The PCMC had reported a drop in revenue by 79% due to the Coronavirus pandemic. Collections reportedly fell from Rs 57 crores to Rs 11 crores, year-on-year. Property owners had been demanding a waiver this year, because of the economic hardships during COVID-19.

The Corporation had earlier proposed a hike in property tax, to increase its revenue. If sanctioned by the standing committee, there would have been an increase of 2.5% in the tax slabs. According to the civic body, there are over 5 lakh properties in the area, which include commercial, residential and vacant plots. There has been no hike in property tax after 2013-14. Any hike in property taxes, if approved, will cover all properties established before 2007.
