What is IGRSUK?
IGRSUK collects revenue for the state of Uttarakhand through stamp duty, registration charges and transfer duty. Under this you can search for a registered IGRSUK document using various options like search by village, property number, party name, registration number, property-wise transactions, PDE number, IGRS UK registration date and CERSAI.

IGRS Uttarakhand: e-Valuation
There is no simpler way than using this to calculate the stamp duty and registration charges to be paid to IGRS UK. On clicking this, you will be redirected to http://ua.nic.in/registration.uk.gov.in where you have to click on the ‘e-Valuation’ tab. On this UKIGR page, just enter the district and the sub-registrar office details and proceed to Uttarakhand registry download.

IGRS Uttarakhand: Public data entry for registration
With this you can expedite the UKIGR process of registration by filling all the required data online. When you click on this tab, you will be redirected to http://ua.nic.in/registration.uk.gov.in, where you have to click on the ‘Public Data Entry’ tab. Fill details including district, sub-registrar office, mobile number and email id, create your password, retype the password and enter the captcha and then press on sign in.

IGRSUK: Stamp duty and registration charges
According to IGRSUK, while a male home buyer has to pay 5% of the property value as stamp duty, female home buyers have to pay 3.75% of the property value as stamp duty. In case of joint ownership between males the buyers have to pay 5%, for joint ownership between male and female home buyers it is 4.37% and for joint ownership between female home buyers it is 3.75% of the property value as stamp duty. However, registration charges under IGRSUK are the same for both genders and are capped at 2% of the property value.

IGRSUK: How to pay stamp duty and registration charges
Once the home buyer gets access to all details, he can choose to pay the stamp duty and registration charges to IGRSUK physically, by visiting the local SRO, or pay it online using the e-Payment option. Here, he will be redirected to the https://cts.uk.gov.in/e-chalan/elogin.aspx page where he will have to create an E-Challan User id if he does not already have an account.
Another option for e-stamping is that one can login to https://www.shcilestamp.com/estamp_stateuttar.html to get an entire list of e-stamping centres in the state, where they can get the registration done by making payment by bank transfer, cheque payment or issuing a demand draft, among other options.

Franking is also a third method by which home buyers can pay the stamp duty and registration charges in Uttarakhand, where one can deposit the said amount to state government’s authorised vendors who will certify the realty transaction with the help of a franking machine.
