The urban development tax is levied by the urban local bodies. It is calculated once in a financial year. For residential properties, the tax is calculated on the basis of the below-mentioned formula:
UD tax for residential property = (Plot Area (in sq yd) X DLC Residential Rate)/ 2000
Plot Area = Total area of the plot or property for which tax is calculated. (It is equal to the plinth area + vacant area)
Plinth Area = Total area on which the construction is done
Vacant Area = Total vacant area on the plot or property
DLC rate (District Level Committee rate) is the minimum value of the property at which the registration of sale of a plot/ apartment/ house takes place
Note: In case of residential/ individual properties, tax is calculated on the plot area only and not on built-up area, even if the built-up area is more than the plot area. There is no tax on property having an area of up to 300 sq yd.
