The Yamuna Expressway Industrial Development Authority (YEIDA) has been launching housing units and plots for sale along the route. After the foundation stone laying ceremony for the Jewar Airport in Noida was completed in November 2021, there has been an increased demand for residential, commercial and industrial plots in the area.

Yamuna authority has introduced a housing scheme wherein 416 residential plots of 120 sq m to 4000 sq m are available. The YEIDA plot scheme 2021 last date for submitting the application is January 24, 2022. The draw of lot for the scheme will be conducted on March 20, 2022.

What is YEIDA lottery scheme?

The YEIDA allots housing units through a draw of lots system. The computerised draw by the YEIDA is based on the random number technique and takes place after the randomisation of applicants and flats. ‘Lucky’ numbers are then picked, for the mapping of applicants and the flats.

YEIDA residential plot scheme 2021: How to apply?

As per the latest housing scheme launched by the Yamuna Expressway Industrial Development Authority (YEIDA) on December 23, 2021, 416 residential plots of sizes ranging from 120 sq metre to 4,000 sq metre will be available. The YEIDA plot scheme 2021 last date for submitting the application is January 24, 2022. The draw of lot for the scheme will be conducted on March 10, 2022.

As per the scheme, residential plots are available in Sector 16, 17, 18, 20 and 22D.

To participate for applying for plots that are both, residential and industrial, applicants have to first fill the registration form. An online registration form is available on the official YEIDA website. Next, you have to fill in the application form to proceed and participate in the lucky draw. The applicant has to also pay a non-refundable amount of Rs 25,000. The registration money for the lucky draw will be equivalent to 10% of the total premium of the plot area, which will be refundable, in case the applicant is not selected in the lucky draw. Note, Rs 1,100 would also have to be deposited, in case the application form is downloaded from website.

YEIDA Residential Plot Scheme 2021: Details

For the ease of applicants of Yamuna Expressway Authority plot scheme 2021, the authority is offering three types of payment plans:

Option Payment plan for YEIDA plot scheme
Option 1 100% of the total premium of the plot (including registration fees) to be paid within 60 days from the date of issue of the allotment letter.
Option 2 50% of the total premium of the plot (including registration fees)to be paid within 60 days from the date of issue of the allotment letter and the remaining 50% amount of the total premium to be paid in two equal half-yearly instalments, from the 61st day from the allotment.
Option 3 30% of the total premium of the plot (including registration fees) to be paid within 60 days from the date of issue of the allotment letter and the remaining 70% of the amount to be paid in 10 half-yearly instalments from the 61st day from the allotment.

The rate of land in Yamuna expressway authority residential plots of 120 sq m to 200 sq m under scheme 2021 is Rs 17,800 per sq m and rate for plots above 200 sq m is Rs 17,400 sq m. Allottees have to pay the revised rate if the authority makes any change in the rate for residential allotment.

YEIDA Plot Scheme 2021: Allotment procedure

Depending upon the number of applicants, the allotments will be done through a draw of lots. For each category, draws will be held separately on May 5, 2021. Also, the draw will be held on the basis of payment plan selection. For example, the first draw will be held for those applicants who choose Option 1, followed by Option 2 and then, Option 3.

The Yamuna Expressway Industrial Development Authority (YEIDA) launched a new residential scheme near Jewar Airport in October 2021.  As per this YEIDA residential plot scheme 2021, 1,000 plots will be made available in Sectors 17 and 22D. The YEIDA lottery draw scheme for these plots will be announced soon. The plot size under YEIDA/Jewar airport plot scheme 2021 that will be made available  in these two sectors will range between 120 sq m and 300 sq m.

YEIDA extends deadline for one-time settlement scheme

The Yamuna Expressway industrial development authority (YEIDA) has decided to extend the one-time settlement (OTS) scheme benefits up to March 31, 2022, since many allottees are yet to claim the scheme benefits. The decision was taken by the authority during the 72nd board meeting on January 3, 2022.

Under the OTS scheme, the authority agreed to waive off the compounded amount and charge only the simple interest on property dues of individual property owners. It proposed the scheme from October 1, 2021 and concluded it on December 31, 2021. The scheme was applicable for all allottees, including industrial, institutional, commercial, mixed-use, built-up houses, and abadi plot owners, except those in the group housing plot category, owned by developers. The authority expects to generate revenue of Rs 416 crore and by giving rebate on the compounded amount, it will pass on benefits of around Rs 350 crore to the plot owners. This scheme was introduced to cater to 32,000 allottees.

The OTS scheme is beneficial for allottees who are yet to clear their financial dues against their respective plots, as the compound amount will be waived off and only simple interest charge remains.

YEIDA industrial plot scheme

The YEIDA launched an industrial plot scheme on December 15, 2021. The allotment process is expected to begin in February 2022, after interested parties submit the applications till the process begins. The authority has recently changed the rules for new industrial plot allotments. To maintain transparency. It will now conduct the allotment of bigger sized industrial plots through a lucky draw instead of holding an interview. YEIDA will come up with another industrial plot scheme in Sector 10.

Medical device park project gets approval, plot scheme to be launched soon

During its 72nd board meeting, YEIDA said that medical device manufacturing units will be set up in Sector 28 along the Yamuna expressway, near the Noida airport in Jewar. On December 31, 2021, the centre has approved the detailed project report of the medical device park project spanning over 350 acres. As per officials, the authority has approved the proposal for sale of plots under the project, enabling industrialists to establish businesses along the Yamuna expressway route after obtaining approval from the centre and Uttar Pradesh government.

The central government has given an in-principal approval for this first medical device park project in India, as per the scheme guidelines of ‘Promotion of Medical Device Park’. Under phase I, YEIDA will come up with plots on 200 acres of land and 150 acres under phase II of project. The authority is likekyl to receive funds of over Rs 1,000 crore and other benefits from the centre.
