What is RERA MP?
The real estate (Regulation and Development) Act, 2016 was implemented in India in 2017. RERA MP is the real estate regulatory authority in Madhya Pradesh, one of the states in India, which has been very active in terms of implementing the rules and regulations of the Real Estate Act. RERA MP has over 6814 registered projects and 185 non-registered projects. There are 978 registered agents with the Madhya Pradesh Real Estate Regulatory Authority (RERA MP) and RERA MP has disposed 4897 complaints till now.

Here’s a look at how home buyers, builders and real estate agents can use the MP RERA website, to search or register projects, file complaints, etc.
RERA MP: How to search for registered projects/promoters?
Step 1: Log on to the official website of MPRERA, that is, http://www.rera.mp.gov.in/.
Step 2: Click on the ‘Projects’ tab and you can see an entire list of registered projects, applications under process, defaulters, as well as a list of completed, ongoing, extended, withdrawn, suspended and lapsed projects as recorded in MP RERA. As on February 24, 2022, there are 6814 registered projects. 3220 ongoing projects, 3050 extended projects, 209 withdrawn projects, 18 lapsed projects and 1 revoked project.
If you want to see the completed projects, select ‘completed projects’ option from registered projects. You will reach https://rera.mp.gov.in/projects-completed/

RERA MP: How to pay registration fees?
After you calculate the fees based on parameters on MP RERA, you will be directed to make the payment. Choose your preferred mode of payment. On successful completion, you will receive a message from RERA MP. There is a transaction surcharge of 1% if the amount is Rs 2,001 to Rs 1 lakh and Rs 1,000 if the amount is greater than Rs 1 lakh. There is no transaction surcharge charged by RERA MP for amounts up to Rs 2,000.

RERA MP: Important documents required for project registration
While going about the RERA registration process, there are some documents that you require. They are:
- Particulars of the registration, including the bye-laws.
- Memorandum of association, articles of association, etc.
- Passport-size photograph of promoter(s).
- Authenticated copy of Aadhaar card/ PAN card of the promoter(s).
- Audited profit and loss account, balance sheet, auditors’ report and income tax returns of the promoters for three preceding financial years.
- Authenticated copy of the title deed and other relevant documents reflecting the legal rights or title of the promoter to the land on which the project is proposed to be developed; or non-encumbrance certificate from a revenue authority not below the rank of a tehsildar.
- Details of encumbrances on the land
- If the promoter is not the owner of the land, then, a copy of the collaboration agreement, joint development agreement, development agreement or any other agreement, as the case may be, entered into between the promoter and the owner and copies of title and other documents reflecting the title of such owner to the land on which the project is proposed to be developed.
- Approvals and commencement certificate from the competent authority.
- Sanctioned plan, layout plan and specifications of the proposed project or the phase and the whole project, as approved by the competent authority.
- Plan of development works to be executed in the proposed project.
- Location details of the project, with clear demarcation of land dedicated for the project, along with its boundaries including the latitude and longitude of end-points of the project.
- Proforma of the allotment letter, agreement for sale and the conveyance deed proposed to be signed with the allottees.
- Number, type and carpet area of the apartments for sale in the project, along with the area of the exclusive balcony or veranda areas and the exclusive open terrace areas with the apartment (if any).
- Number and areas of garage for sale in the project.
- Number of open parking areas available in the said real estate project.
- Names and addresses of the real estate agents (if any), for the proposed projects.
- Names and addresses of contractors, architects, structural engineers (if any) and other persons concerned with the development of the proposed project.
- Declaration in Form B, supported by an affidavit.
Submission of hard copy: After submitting the online project registration application form through MPRERA web application on the MP RERA website, you will have to submit a hard copy of the RERA MP application form along with following documents:
- Khasra (Form B1) – photocopy.
- Affidavit for new project – original copy.
- Affidavit-cum-declaration (Form B) – Original copy or any other affidavits produced in the application.
- Sanction layout plan from TNCP in A3 size paper.
- Sanctioned building plan from the competent authority in A3 size paper.

RERA MP: How to register a real estate agent?
Step 1: To fill the RERA agent registration MP form, click on ‘Registrations’ >> ‘Agent Registration’.
Step 2: Filling up the form is simple. Charges are as follows: Rs 10,000 for individuals and Rs 50,000 for non-individuals.
Before filling the RERA agent registration MP form, keep handy the following:
- Particulars of the registration, including the bye-laws, memorandum of association, articles of association, etc.
- Passport size photograph of the real estate agent(s).
- Authenticated copy of the Aadhaar Card of the real estate agent(s).
- PAN card of the real estate agent(s) in the ‘real estate agent details’ section, under the particulars section.
- Authenticated copy of PAN card of the real estate agent, when the type of applicant is an individual, or authenticated copy of PAN card of the firm/ company, etc., when the type of applicant is a firm/ company, etc.
- Income tax returns filed under the provisions of the Income Tax Act, 1961, for three financial years preceding the application. If the applicant was exempted from filing returns under the provisions of the Income Tax Act, 1961 for any of the three years preceding the application, a declaration to such effect.
- Authenticated copy of the address proof of the place of business.
- Any other additional documents required to be attached for further references.Once the RERA agent registration MP form is submitted online, an agent will also have to submit the hard copies of the Application Form along with the documents attached in one set to the RERA MP department within 7 days. The hard copies of the documents should be self-attested by the RERA MP real estate agent.
RERA MP: How to file a complaint?
Step 1: Go to the ‘Complaint’ tab on the home page of MPRERA.

Step 2: Opt for Form M or N (compensation) and fill in the details available here.
Step 3: Submit the form and you will be redirected to the payment page on MP RERA.
Note: The complaint fee is Rs 1,000.
So far, the MP RERA authority has disposed of 4,897 cases, with final disposal being 1260 and 3637 transferred to adjudicating officer. Final disposal by AO is 2431 and there have been 117 100 interim orders. To see the orders click on ‘orders’ under complaint on the MP RERA homepage and choose from disposal by authority, final disposal by AO or interim orders. Below shown is disposal by authority.
