Rent agreement registration in Maharashtra: Documents needed
A rent agreement can be registered using online and offline methods. The offline process can be time consuming and may unnecessarily cost you more money towards travelling. Online registration is more convenient, reliable, transparent and cost-effective.
Following are the documents and setup that you will require at the time of rent agreement registration:
- Biometric device
- Webcam
- Google Chrome or Microsoft Edge browser
- Aadhaar number of all the parties, along with their identifier
- PAN card number of the landlord
- Address of the property

Rent agreement registration process in Maharashtra
There are 13 steps involved in the rent agreement registration process.
Step 1:
First you have to visit the official website of the Department of Registration & Stamps of Government of Maharashtra, through link:
https://efilingigr.maharashtra.gov.in/ereg/
On the landing page, select the district in which the property is located. Then, create a password and fill the security code. Thereafter, click on ‘Next’.
Step 2:
In step 2 you, have to provide the property details. After completing the page, you have to click on the ‘Save’ button and then move forward by clicking on the button ‘Next: Party Details’.

Step 3:
On ‘Party Detail Page’ you have to enter the property’s landlord’s details. Save it and then click on the button ‘Add: Party Details’.
Step 4:
Select the ‘licencee/tenant’ in the Party type on the same page and fill all the details. Save and click on button ‘Add: Party Details’. Thereafter, click on ‘Identifier’.
Step 5:
Fill the details witnesses (Identifiers). Click on add identifier and again fill the details for adding the second witness (A total of two witnesses are required). Click on ‘Next: Rent & Other Terms’.

Step 6:
Now, in this page you have to provide the information related to the rental details and terms and conditions as agreed by both the parties. You can pay the stamp duty and registration charges as displayed on the page. Check the draft document by clicking on ‘View Draft Document’.
Step 7:
Verify the details in the draft document and if required you can make the changes in the document.
Step 8:
After verification, click on ‘Execute”’.

Step 9:
After clicking on ‘Execute’, a new page will open that will require the thumb impression of all the parties, along with their photographs. After adding the information, click on ‘Save’.
Step 10:
After saving you have to verify the photographs and thumb prints of parties and click on ‘Admission’.
Step 11:
Now provide the Aadhaar details of each party and verify the same through eKYC.
Step 12:
Click on ‘Show PDF’, verify all the details and click on ‘Submit’.
Step 13:
After clicking on the submit button, a token key will be generated. You can use that token key to download the registered agreement, along with the receipts for the payments.

Is it mandatory for rental agreement with rental period below one year to be registered?
Yes, unlike many other states that do not require rent agreement registration if the rental period is below one year, in Maharashtra it is mandatory to complete the rent agreement registration, irrespective of occupancy period.
Is notarised rent agreement same as the registered rent agreement?
No, a notarised rent agreement is simply an agreement printed on the stamp paper and signed by the public notary. In a legal case, notarised rent agreements are not admissible as a valid proof, whereas registered rent agreements are admissible in the court as a legal proof.
