Mumbai’s draft coastal zone management plans get MCZMA nod

In  a move that will significantly impact future infrastructure development in state capital Mumbai, the Maharashtra Coastal Zone Management Authority (MCZMA) has given its approval to the revised draft coastal zone management plans (CZMP) for Mumbai and its suburban districts.

Aside from showing the demarcation of the high-tide line, low-tide line, and hazard line, the drafts also provide coastal land-use map and classify categories of CRZs.

Formulated earlier this year, the revised CZMPs— which have been updated in line with the provisions of the Coastal Regulation Zone Notification, 2019, and public feedback—were taken up by the MCZMA in its 153rd meeting on March 18, 2021.

Before they are sent to the Centre for a final approval, the drafts will have to receive an approval from the Maharashtra cabinet.

While environments have raised concerns over the revision, real estate experts are of the considered view that the development augurs well for the sector.

According to Samantak Das, chief economist and head of research & REIS, JLL India, the approval for the coastal zone management plans is a much-awaited move for the real estate sector. It is now eligible to go to the Centre for their recommendation and approval.

“The CZMP now clearly lays out the demarcation of the tidal line and hazard line while spelling out the utilisation of coastal lands in line with the Coastal Regulatory Zone Notification, 2019. The accordance of this approval is crucial from both an environmental as well as a real estate business standpoint.  It will play a critical role in value unlocking in the coastal belts of Mumbai and its suburbs, and will ensure all future coastal land use developments are aligned with the ecologically sensitive areas; keeping unscrupulous and unlawful encroachments at bay,” he opines.
