Kandivali property market: An overview

Kandivali is a suburban locality of Northern Mumbai. The history of this town is believed to be as old as the Stone Age, as artefacts have been found near this region belonging to that period. The Kandivali railway station was built in 1907 and the place is said to have derived its name from Condolim, an east Indian village. The place was once mined for its famous Malad stone during which time, a workshop and some dwelling houses had been erected and constructed for officers. Notable buildings in Mumbai had been constructed using the Malad stone between the period of 1860 and 1930. Some of these notable buildings include the Bombay House, Western Railway building and David Sasson library. The area now lies in close proximity to the Western Express Highway.

Many migrants settled in Kandivali during the plagues of the 1900s. Some of the East Indian families still reside in Kandivali. After the First World War, many Gujaratis settled down in the Western end of the railway station. The Government launched a Town Planning Scheme in the 1930s with a semi-rural set-up, comprising of agricultural land. Kandivali witnessed a real estate boom in the 1980s and 1990s and many builders started launching projects in Kandivali, moving northward from central Mumbai.

Our Lady of Remedy Church along with its school is one of the oldest establishments in Kandivali and also a significant landmark. The Church of Our Lady of Assumption located off MG Road is also one of the oldest churches in Mumbai. Other religious landmarks include the Kala Hanuman temple, visited by many devotees every day; a pond near Shankar Mandir used for immersions during Ganesh Chaturthi; and a 56-year-old Shreeji Temple.

Average unit sizes of apartments range from 640 sq ft to 5,000 sq ft, with the average price ranging around Rs 13,064 per sq ft. Kandivali east is an equally sought after residential destination with increasing demand for property in Kandivali. Average apartment prices for the east are comparatively lower estimated at Rs 12,719 per sq ft.
