All about HIG flats in India

As far as the construction of flats is concerned, you can find a handful of types in India, including Janta, LIG, MIG, HIG, SFS and EWS. However, in this article, we will focus on LIG, MIG and primarily HIG flats.

Full-form of LIG, MIG and HIG flats 

LIG stands for low-income group or grade, whereas MIG signifies middle-income group or grade. Similarly, HIG is used to define a high-income group or grade. The categorisations are basically made, based on people’s income. 

What are main deciding factors for LIG, MIG and HIG flats? 

Households earning between Rs 3 lakhs to Rs 6 lakhs per annum come under the LIG group. Housing meant for this group is heavily subsidised. Often measuring approximately 60 sq m, LIG flats primarily consist of only the necessities such as a toilet, along with water and power supply. 

For the MIG, the household income falls under Rs 6 lakhs to Rs 12 lakhs per annum. Recently, the government has made changes to the term MIG, introducing two new subcategories. MIG-I is categorised for people in the income group under Rs 6 lakhsto Rs 12 lakhs, whereas Rs 12 lakhs to Rs 18 lakhs per annum for MIG-II. The carpet areas for MIG-I are set to not more than 90 sq m, while it is kept under 110 sq m for MIG-II. There are some revised policies where you can find increased carpet areas of 120 sq m and 150 sq m for MIG-I and MIG-II, respectively. 

Note: All the above-mentioned income criteria are based on the gross household income instead of an individual. The total income includes all of the family members who are currently earning. 

What do you need to know about HIG flats?

HIG flats are being sold in the form of 2BHK and 3 BHK apartments. Here are the detailed specifications based on the HIG Flats you choose. 

2 BHK HIG flats 

2BHK is by far the most common HIG flats being sold. As the name suggests, these comprise two bedrooms, along with a living room and a kitchen. However, for HIG flats, you can also get an additional dining room. One bedroom is considered as the master bedroom, while the other is comparatively larger than the LIG and MIG flat’s bedroom. There are also two attached toilets with the bedrooms. The size of the balcony and kitchen has also been doubled up compared to any LIG or MIG flat.

Dimensions of 2 BHK HIG flats 

Note: All the dimensions are stated in approximation. 

The dimension of the master bedroom is set to 3,000 x 3,955 mm, while with an attached bathroom of dimension 3,040 x 1,485 mm. The dimension of the dining room is approximately 4,900 x 2,930 mm. The kitchen is kept at 3,200 x 2,325 mm. You can find the second bedroom at 3,365 x 3,000 mm with an attached bathroom of 1,925 x 2,325 mm.

3 BHK HIG Flats

As the name suggests, 3 BHK stands for 3 bedrooms (one being the master bedroom), there is a hall and a kitchen. With 3 BHK HIG Flats, you can expect two balconies, while one is attached to the master bedroom and the other to the living or dining room. There are attached bathrooms as well.

Dimensions of 3 BHK HIG Flats 

The dimensions of the majority of the rooms are significantly larger than LIG and MIG Flats. The living room is approximately 3,370 x 7,005 mm. The dimension of the kitchen is set to 3,085 x 3,000 mm. The dining room is comparatively larger at 3,820 x 4,170 mm. The master bedroom has a dimension of 2,930 x 4,355 mm. It also comes with an attached bathroom, approximately 1,715 x 2,325 mm. The other two bedrooms are somewhere around 3,177 x 3,955 mm, while the other two toilets are 1,436 x 1,625 mm.

Various schemes offering HIG flats 

Throughout India, there are various housing schemes, but only a handful are currently offering HIG Flats. Here are some of the schemes under which you can avail HIG Flats and other apartments. 

1. The Maharashtra Housing and Area Development Authority (MHADA) Scheme 

The Maharashtra Housing and Area Development Authority (MHADA) offers one of the most affordable housing schemes in Maharashtra. Under the MHADA scheme, a large number of flats are allotted based on a person’s income. Any resident of Maharashtra above the age of 18 with a domicile certificate, along with a PAN card and regular income, can apply for a home loan under the MHADA Scheme.

The various categories based on monthly income are as follows:

You can also apply for the MHADA through the Pradhan Mantri Awas Yojana (PMAY) Scheme. The supporting documents you would need  include: 

  • Aadhaar card 
  • Domicile certificate 
  • PAN card 
  • Passport
  • Voter ID card 
  • Birth certificate 
  • Driving licence

2. Delhi Development Authority (DDA) Housing Scheme

For all the residents of Delhi, there is the Delhi Development Authority (DDA) Housing Scheme. Based on the latest 2019 DDA Scheme, a total of 5,000 flats were rolled out throughout Delhi. This scheme is directly associated with the Pradhan Mantri Awas Yojana (PMAY) Scheme. 

In order to qualify for the scheme, you need to be an Indian national, 18 years of age or above, and must belong to HIG, MIG, LIG, or EWS category.

After winning the lottery, you are given possession of the flat. The supporting documents include Aadhaar card, PAN card, Voter ID card, ITR, and bank statement.

3. West Bengal Housing Board Scheme 

The government of West Bengal has implemented a similar model while constructing more than 35,000 units under the scheme for people from various income categories. These new houses and flats are allotted based on a lottery system.

Getting HIG flats from government-approved schemes adds more credibility as compared to any builder’s flat. There’s also structural safety, capital appreciation, and clear titles that make HIG flats a worthy purchase.
