Banglarbhumi: Can I apply for online mutation?
Yes, since March 2019, the Banglar bhumi website allows automatic mutation on land records West Bengal. So, banglarbhumi.gov.in 2020 allowed people to apply for online mutation of West Bengal land record. Mutation allows the transfer of property from one person to another and is a legal process. However, you can avail of the Banglarbhumi.gov.in mutation online services, only if the property is registered, is transferable, its final publication is complete and the transfer of land is not done on the basis of holding number. After Banglarbhumi.gov.in mutation, the new owner is liable to pay the property tax to Bangla bhumi. For automatic property mutations through Banglar bhumi, you do not need to file an application.
Note: Applications are mandatory, if you need to make any corrections to the papers or if any objection has been received within 30 days of sale of the land. Approach the Block Land and Land Reforms Office (BL&LRO), to file an application.
Banglarbhumi: Is the mutation form available online?
Yes, you can find the mutation form for land records online on the Bangla bhumi website. On the banglarbhumi.gov.in mutation, you will be asked for the details of the applicant, particulars of the transfer and scanned copies of land records and tax bills. An application number is generated, which can be used to check the status of your application on Bangla bhumi. Complete the formalities associated with land records by paying the fees, through debit card or net banking. Offline fee payment is also allowed. You can check the status of such payment through ‘Application- GRN Search’ from the ‘Online Application’ option on Banglarbhumi 2020.
On clicking the ‘Online Application’ tab, you will see a list. Choose Application GRN search link from that. You will see a new page where you have to enter details including GRN number, application number and captcha code. Then, click on ‘submit’ and you will see details displayed on your screen.
Process to reprint application
To reprint the application form, go to Banglarbhumi and click on the ‘Online Application’ tab and you will see a list. From that list, choose ‘ Reprint Application/Receipt link’ and you will have to chose from 5 options namely
- Conversion
- Mutation
- Certified Copy
- Plot Information
- Plot Map
After choosing the option, enter details like application number and captcha code and click on ‘Next’ and you will see the application. Click on print option to reprint the application from from Banglarbhumi.
Banglarbhumi: Process to pay the fee online
For many services availed at Banglar bhumi, you have to pay fees. Let us look at the process of paying fees on Banglarbhumi.
Firstly, sign in on the Banglarbhumi land records page at banglarbhumi.gov.in with your login id and password. Then go to banglarbhumi.gov.in 2021 citizen service on the homepage and select online application.
From the drop down box, select fee payment.
You will get a disclaimer. Read it and press ok to proceed. Then you will reach the fee payment page.
Enter details including Request type, Application no, Enter Captcha and press on ‘View’. Once you do this you can see all details including Applicant Name, Application Date, Application fee and Processing Fee. Payment at Banglarbhumi will be done through GRIPS.
Then, select the option by which you want to do your online payment. You will be led to the GRIPS page where you will get a Govt. Reference Number (GRN) number. You will see the final payable amount. Please confirm and from there you will be led to the payment gateway where you have to make the payment.
Does the mutation fee vary?
The mutation fee on Banglarbhumi is different for agricultural, non-agricultural and non-commercial land or commercial and industrial land. It also varies, depending upon the location, rural area, municipal area other than the Kolkata Metropolitan Development Authority (KMDA) or municipal areas that are within the jurisdiction of the KMDA.
How do I request for certified copies?
On Banglarbhumi website, this request for certified copies of WB land information will come under the ‘Service Delivery Option’. Select whether you want a certified copy of an ROR, plot map or plot information of the WB land information. It will ask you for your details and then redirect you to the payment page. Pay online and complete the process of getting West Bengal land record certified copies.
Banglarbhumi: How do I apply for land conversion?
Agricultural, commercial or industrial land can be converted and can be put to other use, provided you obtain permission from Banglarbhumi to do so. The first step is to submit an application to the Land and Land Reforms and Refugee Relief and Rehabilitation Department, through the WB Banglarbhumi.gov.in website.
Under the ‘Citizen Services’ tab on Banglarbhumi, select the conversion application and fill in all the necessary details. These include district name, mouza details, block, police station, jurisdiction list no, Khatian no (RS & LR), Plot no (RS & LR), area of the plot (RS & LR) and existing classification of the plot. Once done, verify all the details entered and press on submit. You will get an application reference number that will be useful for all your future transactions. Upload all the enclosures mentioned above on the banglarbhumi 2021 website at banglarbhumi.gov.in 2021 to convert the land. Make the online payment to complete the application.
