The Noida circle rate is notified by the Uttar Pradesh (UP) government, to govern the sale of property in the region. The circle rates are usually revised every year, to keep it in line with the market value. The circle rate refers to values set by the authorities, below which property transactions cannot take place. The stamp duty on property transactions is paid on the circle rate or market value, whichever is higher. In fact, banks and the financial institutions also consider circle rate for sanctioning loan against property (LAP).

Factors that affect circle rates in Noida

Amenities in the area: Group housing societies have higher circle rates, due to the availability of better amenities in the neighbourhood. This is the reason why circle rates in Noida vary greatly. Circle rates in areas where residential properties are already developed and have better infrastructure, are higher. Similarly, a flat in a housing society with covered parking will be more expensive than a flat which has open car parking.

Recently, the state government has waived the 6% additional surcharge, levied on housing societies for providing amenities such as gyms, swimming pools and community centres. For high-rise buildings, the state government has allowed relief of 2% per floor, for apartments on the fourth floor and above, capped at 20% of the minimum value.

Type of properties: Circle rates in Noida are higher for commercial properties, as compared to residential properties.
