Himachal Pradesh RERA rules
The objective of the Himachal Pradesh RERA is to bring transparency in the real estate segment by regulating it. It is mandatory for the real estate developers to share project details with homebuyers investing in it. This will ensure protection of consumer interests as the government will be in loop between the developers and consumers. It is illegal to issue advertisements without registering projects with Himachal Pradesh RERA and can result in strict legal actions. Developers cannot accept advance or deposits without an agreement with the buyer. Further, registration of all real estate agents is compulsory under the Himachal Pradesh RERA act. Himachal Pradesh RERA is also responsible to resolve consumer complaints registered under it.
Himachal Pradesh RERA project registration details
First create your account with the Himachal Pradesh RERA by clicking on ‘Register’ button on the right side of the homepage. From the dropdown box, choose either ‘Promoter or Agent’.
Promoter: On clicking this, you will land on this http://www.hprera.in/WebSite/Promoter/PromoterRegistration, where you need to enter all details and save them. While registering you need to share information including promoter profile, project details, sanctioned project plan, civic facilities, project professionals, project fees and project declaration. Finally, check the verification box before you click ‘Final Submit’ button so that the process of getting the Himachal Pradesh RERA project registration certificate is completed. A sample of the first page of the form which runs into pages where all above-mentioned details need to be entered is shown below.
Agent- On clicking this button, you will land on http://www.hprera.in/WebSite/Agent/AgentSignUp, where you have to enter the applicant status, applicant’s name, gender, father’s name, profile photo, mobile number and email id and click on ‘sign up’.
You will land on the form page shown below where you need to enter all details including name, application status, PAN number, Aadhaar number, upload PAN and Aadhaar documents, experience certificates, address proof regarding workplace among others and click on ‘Next’.
The next step is to make fees payment to Himachal Pradesh RERA to get the certificate. This can be paid online as well as offline. If you are paying offline, choose ‘Bank Draft’ and enter details of the demand draft, then press ‘Final Submit’. If you are paying online, click on online and make your payment, then proceed to press the ‘Final Submit’ button.

Himachal Pradesh RERA registration offline payment method
If you are making an offline payment for real estate project/agent registration with Himachal Pradesh RERA, as a promoter or as an agent you need to pay through a demand draft in favour of “H.P. Real Estate Regulatory Authority Fund”, payable at Shimla.

Himachal Pradesh RERA application status
To know the status of the application that has been submitted to Himachal Pradesh RERA, click on ‘Check Status’ on the homepage. You will move to
http://www.hprera.in/WebSite/ProjectStatusSearch/ProjectStatus . On the page, enter applicant’s name, project/agent application reference number, Pan number and click on ‘Check Status’.
You will get a result like the one shown below.
After registering and getting your Himachal Pradesh RERA username and password as a developer, you need to register all your projects with the regulatory body.
On the homepage, scroll on the ‘Registration’ tab and you will see number of options in the dropdown box. Choose the second one ‘Real Estate project’, which will show two options.
Click on ‘Apply New Project’ for new project registration and ‘Apply Ongoing Project’ for the extension of the project that is under work with Himachal Pradesh RERA. Enter your username, password and proceed.
Himachal Pradesh RERA registered agents
As a homebuyer, before entering into an agreement with an agent, who will help you in real estate transactions, be sure about his credentials. This can be done by checking at the Himachal Pradesh RERA website. It is mandatory for all agents to work only after registering with the Himachal Pradesh RERA. In its absence, their licenses will be revoked with strict penalty. To know about registered agents, please select real estate agents from the ‘Registration’ dropdown box and from there click on ‘Registered Agents’. You will reach http://www.hprera.in/WebSite/Agent/RegisteredAgents .
You will have to enter the agent’s name, his registration number, mobile number, state, and district name, and press on ‘Search Agents’ to know whether the agent you are dealing with registered with Himachal Pradesh RERA or not.
You will see a page mentioned below that shows his validity period with Himachal Pradesh RERA. Besides, there is a ‘View’ application tab which helps you see the agent’s personal details submitted to Himachal Pradesh RERA during the registration with his photograph.
Himachal Pradesh RERA registered projects
Before finalising any project for investment, it is recommended to know if they are Himachal Pradesh RERA registered projects. You can do this by scrolling on the project list on the homepage and clicking on the registered projects. You will land on http://www.hprera.in/WebSite/ProjectList/RegisteredProjects.
Enter project’s name, promoter’s name, project registration number, mobile number, and district. Click on search project.
You will see the search result like the picture below that will give the project status, registration and a view application tab that gives details about the project when clicked.

All Himachal Pradesh RERA registered promoters and agents need to submit their quarterly and annual updated reports to Himachal Pradesh RERA. Himachal Pradesh RERA rejected projects
To see the list of Himachal Pradesh RERA rejected projects, scroll on the project list, and click on rejected projects. You will land on http://www.hprera.in/WebSite/ProjectList/RejectedProjects. On the page enter the project’s name, promoter’s name, project reference number, mobile number, district name, then search the project.
Himachal Pradesh RERA complaint registration
The Himachal Pradesh RERA aims to protect the interest of homebuyers and has established a mechanism for speedy dispute redressal. It has also established the Appellate Tribunal to hear appeals, decisions, directions, or orders by the Himachal Pradesh RERA and the adjudicating officer and for matters connected therewith or incidental thereto.
If you have any grievance against the project you have invested in or the agent you dealt with, you can lodge a complaint with the Himachal Pradesh RERA by selecting ‘Register Complaint’ from the Registration tab on the homepage or by going to http://www.hprera.in/WebSite/Complaint/ComplaintToAuthority.
