Ken didn’t expect the level of appreciation we would see over the past two, three years. It kind of compounds what he is talking about. Next is the section on property management. Ken also wrote another book on the subject, as this was where he started his career in real estate as a property manager.

So his book is ABCs of Property Management, what you need to know to maximize your money now. As you begin to invest and build your portfolio, the question is, “How are you going make it as profitable?” How can you maximize your portfolio’s potential and increase its value? He has one word for it: management.

The ABCs of Real Estate Investing is part of the Rich Dad Advisors series. It focuses on large-scale investments in commercial properties such as multifamily homes and apartment complexes. The book was written by Ken McElroy (principal and co-partner at MC Companies), full-service property management and real estate investment group. It provides a simple guide for locating and estimating multifamily properties.

Wheeler, a top agent, says this chapter is essential because it helps new investors focus on the numbers rather than emotions when buying their first property. He emphasizes the importance of cash flow and says, “Don’t spend more than you can bring in.”
