Mira Road-Bhayander is one of the rapidly developing western suburban areas in the Mumbai metropolitan region. Located towards the north of the city, the area has witnessed a gradual transformation in the last few years, as far as infrastructure and real estate is concerned, while the rate of land continues to remain affordable.

“Consumers who buy homes in this stretch, get to live in a relatively less congested area, as compared to the western and southern suburbs of Mumbai,” explains Rajeeb Dash, AVP sales and marketing, Tata Housing Development Company. “Over time, this region has witnessed improvement in physical and social infrastructure, along with excellent connectivity to Mumbai via road and rail. Upcoming projects offer a good mix of premium and affordable housing and integrated townships, along with support facilities like schools, colleges, hospitals, malls and amusement parks. Mira Road-Bhayander has the potential to be a prime location, owing to ongoing development such as roads, subways, flyovers and improvements in the drainage system,” adds Dash.
Connectivity
Mira Road-Bhayander was part of a gram panchayat till the 1980s and largely consisted of agricultural land. As it was located very close to Mumbai and was connected to the city by roads and railways, the population of the region increased. The Mira-Bhayander belt has easy accessibility to the western suburbs, through the Western Express Highway and to Thane, through the Ghodbunder Road. The municipal council was changed to a municipal corporation in the early-2000s, as the population increased.

“Most of the development in Mira Road has occurred only on the eastern side, whereas, the west is covered with salt pans and mangroves. Easy accessibility to commercial hubs in the western suburbs through the Western Express Highway and to Thane via Ghodbunder Road, are an advantage. Connectivity by BEST buses is a facility that not available in the other peripheral locations like Vasai-Virar,” elaborates Ramesh Nair, COO – business and international director, JLL India.
Infrastructure
With Kandivali and Borivali moving beyond the affordable range, buyers for affordable housing are turning to Mira Road-Bhayander.

Actress Ridhima Tiwari who has recently shifted to this area, explains that “The area is affordable, compared to Andheri and has all the basic amenities like supermarkets, banks, hospitals vegetable market and gyms. It has good housing complexes with lifestyle amenities. My society has a huge garden and a temple and being close to the highway it is easy for me to commute for shooting.”
The Mira Bhayander Municipal Corporation (MBMC), has been crucial for the development of Mira Road, feels Dash. “With the development of infrastructure, many industries and companies have set up their base in the region, thus, boosting job opportunities in the area. This has resulted in an increase in the area’s population,” he explains.
“Earlier, Mira Road had water woes. Now, there is good water supply in the area. For shopping, the region has places such as Star Bazaar, Central and Brand Factory. There are two multi-specialty hospitals – Wockhardt and Bhaktivedanta. The belt also has good schools, including international ones, colleges and also an MBA institute,” points out Dinesh Sarvaria of real estate consultants Sarvaria and Brothers. “The rates in Mira Road are in the range of Rs 6,500-8,000 per sq ft, while in Bhayander it is Rs 6,500-12,000 per sq ft. It is the affordability factor that makes Mira Road a much sought-after destination among home buyers,” Sarvaria maintains.

Apartment configurations in this region range from one-bedroom to three-bedroom units, with new complexes offering gardens, club houses and swimming pools, as well. With its improved social infrastructure, quality lifestyle and steady developments, Mira Road-Bhayander is turning into a preferred destination in the western suburbs for the middle-class.
