What is AutoDCR?

AutoDCR is an automatic way to scan and scrutinise building plans, ultimately leading to approvals or rejections. A unique software developed for mapping construction and development (CAD) drawings, in line with the development rules, it is typically used by municipal bodies across India, as a building plan approval system. Seamlessly integrated to the online approval workflow, the software monitors the approval process, along with associated document scrutiny. To create alerts for the parties concerned, SMS and personal digital assistants are used. Designed and developed by SoftTech India Ltd for some municipal bodies, this web-based system helps architects submit the building plans with basic data. In fact, the system has reduced the approval process from 30 days to 10 days.

The AutoDCR system came into being, to address several issues. Manual scrutiny of drawings, for instance, is time-consuming and chances of omission of checks are high. This may lead to illegal constructions, creating difficulties to the society at large. Also, there was a lack of consistency in the approval process, because of the variance in interpretations by different officers.

AutoDCR work process

The AutoDCR comes with a built-in process workflow system called BPAMS, for automation of the process. Designed in different modules called consoles, AutoDCR covers each step through which the proposal has to flow.

The application form: Architects submit the plan online, along with the application form to all relevant departments through a single-window system.

The communication: After an initial scrutiny of the documents, a date for the site visit of the building, by an inspector or officer concerned, is notified to the architects and building inspectors concerned via SMS.

The mobile application: Site visit photographs and videos are then uploaded by the site inspector using the mobile app. A checklist pertaining to the site inspection is automatically filled, if AutoDCR is integrated with the city’s GIS maps.

The CAD drawing: After the site inspection, the CAD drawings submitted by the architect /applicant are automatically scrutinised against the building regulations/NOC parameters prescribed by the authority concerned.

The digitally signed approval: The scrutiny reports are then sent to the respective departments. A digitally-signed letter of approval is generated, after the payment of fees online.

AutoDCR features

Listed below are the key features of the AutoDCR system:

Drawing submitted in PreDCR format: The AutoCAD submission drawings are submitted through a single window, along with the application from. These drawings are in standard PreDCR format, where all the entities are drawn on the corresponding PreDCR layers and where users can use all AutoCAD commands, to draw these entities on the PreDCR layers. Note that PreDCR is a software application used to create the architectural plans, according to the requirements of the AutoDCR software. It works under the AutoCAD environment with an additional menu and toolbar. AutoDCR reads the drawings drawn in PreDCR formats, automatically.

Verifications according to type of the project

Project type: Project verifications are done, according to the project type in the system.

Auto-detection of building use: The system can auto detect use of building (for example, residential, commercial or mixed-use development) and it can also auto-detect building structure (high-rise or low-rise buildings), by reading the drawings.

Auto-triangulation: The AutoDCR system generates plot area diagrams using the triangulation method and calculates the plot area for cross-verification.

Auto-dimensioning with block diagrams: AutoDCR generates block diagrams for each floor and provides dimensions, with area calculations.

Auto generation of FSI and built-up area table: The system automatically inserts the tables for floor space index (FSI) and built-up area, for each floor for each building. In the same manner, it inserts FSI and a built-up area table for the entire project.

Auto generation of plot area table: The system automatically detects the type of layout proposal – amalgamation or sub-division – and creates standard area tables, according to the classification.

Auto generation of area statement: The system automatically inserts area statements with all the proposed and permissible value in a traditional format.

Auto generation of schedule of opening and parking table: The system automatically inserts a schedule of opening for each building. It also inserts the proposed parking for the entire project.

Auto hatching to particular objects: The system provides hatching to particular objects, as described in the development control rules.

Auto linking: The system can auto link objects like each building with the corresponding proposed work drawn in the layout plan, each floor plan with its section, the tank with its section, the ramp with its section, stair, chowk, shafts, etc.

Section reading and association: The system reads sections, associates each floor plan with the floor section and gives the height of the building and each floor through auto-dimensioning.

Margin generation: The system generates the required margin from the main road, the plot boundary and open space on its own. It also shows the proposed failed margin with auto-dimensioning.

Verification with actual coverage area: The system verifies the built-up area proposed by auto punching of each floor plan automatically.

Checking double height and verification of chowk/shaft: The system checks double height of each terrace. It verifies each chowk and shafts for its clear height, by auto punching of each floor plan automatically.

Generation of scrutiny reports: The system generates various scrutiny reports dynamically, based on the development control rules prescribed by the authority concerned. The report thus generated, shows the failed/passed items with their rules in a user-friendly, viewable, as well as printable format. The reports can be generated in regional language, as well. Customisation of these reports is also possible in-user defined templates. The software reads the building entities from drawings and after scanning and saving the drawings, scrutiny reports are generated where all failed and passed rules along with the required/permissible values are displayed, so that architects can easily correct them.
