The Andhra Pradesh government initiated the NTR Housing Scheme in 2016, as a sub-scheme under the Pradhan Mantri Awas Yojna (PMAY), to provide affordable housing to its citizens. The NTR Housing Scheme, has already delivered almost four lakh pucca houses to the destitute and the construction of another six lakh houses is underway, as part of the third phase of its parent scheme, the PMAY.

What is NTR Housing?

Established on the 125th birth anniversary of BR Ambedkar on April 14, 2016, the NTR Housing Scheme was a part of the PMAY scheme’s operations in Andhra Pradesh, which aimed to provide housing for all.

The scheme was launched by the then chief minister, Chandrababu Naidu and aimed at developing almost 10 lakh permanent housing units for the economically underprivileged, with a total expenditure of Rs 16,000 crores. Besides assisting with constructing new homes, this scheme also aimed to reconstruct pre-existing damaged houses.

The housing scheme consists of two different segments aimed at two different population bodies. The PMAY NTR Gramin, which was the part of the NTR Housing Scheme meant for the rural population the and PMAY NTR urban beneficiary led construction (BLC), which was the part of the NTR Housing Scheme, was meant for the benefit of the urban population.

NTR Housing Scheme: Price

Under the NTR Housing Scheme, the sizes of flats would be at best up to 450 sq ft. The price of houses will naturally depend on the carpet area but even the most expensive of properties would in no way exceed Rs 8 lakhs. A brief overview of the prices of housing under this scheme are as follows:

  • A house of 300 sq ft would cost only around Rs 5.62 lakhs.
  • If one were to opt for a slightly increased space of 365 sq ft, the price would go up to around Rs 6.75 lakhs.
  • One of the least frequently sought-after options but offering the most space, a 430-450 sq ft house would cost around Rs 7.71 lakhs.

Apart from the difference in pricing, under the NTR Housing Scheme, all flats are equipped with star-rated appliances which are energy-efficient. The houses will be provide with electrical fittings such as a 9W LED bulb, a 20W LED tube light, a 50W fan and LED streetlights in the surrounding areas of the flat/house.

AP NTR Housing Scheme: Subsidy rates for beneficiaries

If one were to opt for the NTR housing loan, they would be eligible to receive various concessions from the AP government in subsidies. These subsidy rates stand as follows:

  • The beneficiaries of the NTR Housing Scheme Gramin (rural) would receive a subsidy of Rs 1.5 lakhs. This subsidy would be given to all rural beneficiaries.
  • SC/ST beneficiaries, under the NTR Housing Scheme, would be eligible to receive an additional concession of Rs 50,000, which would be ‘over and above the subsidy of Rs 1.5 lakhs they receive, if they belong to the rural areas.
  • The beneficiaries of the NTR Housing urban scheme would receive a subsidy of Rs 2.5 lakh. This figure differs from the subsidy given to rural beneficiaries, as expenditures in cities or towns are that much more.

NTR Housing Scheme: Eligibility criteria

In order to become a beneficiary of the NTR Housing Schemes, there are certain eligibility norms such as:

  • The applicant must be over 18 years.
  • The applicant ought to be a resident of Andhra Pradesh.
  • The applicant must have a Below Poverty Line (BPL) card or a White Ration Card, both of which are issued by the Andhra Pradesh government.
  • The applicant should not hold a permanent house to their name, nor should the applicant already own land or house under any other government housing scheme.

Documents required to apply for NTR Housing

To apply for the AP NTR Housing Scheme, the following documents must be kept handy :

Address proof

The address proof comprises details of their present and permanent address, along with the number of years the applicant has been residing in the provided permanent address. Besides this, the applicant also needs to give details of any other property owned by the immediate family anywhere in the country.

Identification proof

Every applicant must provide their Aadhaar Card as proof under the PMAY controlled NTR Housing Scheme. If one does not own an Aadhaar card, unique identification numbers such as Voter ID cards, driving licence, or passports may also be used as proof of identity.

Bank and income details

Along with the basic income sheet, information on the nature of the applicant’s work, the number of working and dependent family members of the applicant, and the age proofs of all family members of the applicant must be provided.

Housing information details

In this document, the applicant has to provide a clear idea of the house’s details, such as measurement of the required house, number of rooms, preferred floor, etc. Even if it is always difficult to meet expectations, the government tries to adhere to specified preferences as much as possible.

Other miscellaneous documents

If the applicant belongs to any special reservation, the relevant proofs must be provided, such as documents proving caste, religion and BPL status.

How to apply for NTR Housing?

As the AP NTR Housing Scheme is a sub-scheme under PMAY, the online application is the same as PMAY. Follow the mentioned steps below to apply:

Step 1: Visit the PMAY website at http://pmaymis.gov.in/ to begin the process.

Step 2: Log in to the PMAY page with your credentials. To log in, click on the three horizontal bars and go down and click the ‘MIS LOGIN’ option.

Step 3: Select ‘Citizen Assessment’ after logging in.

Step 4: Choose from ‘For Slum Dwellers’ or ‘Benefits under 3 components’ according to what applies to you.

Step 5: Enter your Aadhaar details and upon successful verification, you will be redirected to the actual application page.

Step 6: Fill up the application form. Check and double-check for errors.

Step 7: Fill in the captcha code correctly, be mindful of uppercase and lowercase (capitalisations) as the captcha is case-sensitive.

Step 8: Click on the ‘Save’ option.

Step 9: Your application will then be verified. Upon approval, you will be notified on your email address.

How to know if you are selected?

To check your application steps, follow the steps mentioned below :

Step 1: Login to the AP NTR housing scheme login page.

Step 2: Once logged in, click on the ‘Gruha Pravesh Mahotsvam Ben List’.

Step 3: Click on the ‘Get a Report’ tab. Here you will see multiple links containing different beneficiary lists. You have to search for the list which would apply to you manually.

Step 4: After you find the desired list, take a printout of the list by clicking on the ‘Export to Excel’ tab. Now check the list for your name.

Once selected, you can be allotted the houses after receiving the NTR Housing loan with subsidy benefits.
