Hyderabad resident Mihir Handa, moved to Mumbai recently. Naturally, he had been skimming through the innumerable websites that facilitate renting homes. However, most of them directed him to a broker who charges at least an entire month’s rent as commission. Arvind Eshawar, who rented a 2-BHK last year in Bengaluru, decided to renew his lease for another year. His broker interfered in the deal and demanded a commission despite both the parties not willing to involve him. Almost everyone who wants to rent an apartment in major cities, has similar complaints. Some apps are helping people save that one month’s rent, besides providing access to better service. A website and an app, NoBroker allows home owners to list their houses, accompanied with photographs. Interested renters can search for homes based on location. The platform allows both the parties to connect, without having to deal with brokers. To ensure that the listings are genuine, it verifies the content, images, location and also checks for broker-free ownership. Its algorithm works in the background and validates new registered users in 2 minutes. Besides search, NoBroker also helps in making rental agreements. Owners or tenants can create an agreement by filling a couple of details online. A NoBroker assistant visits the owner and tenant to complete the registration. It also delivers a hard copy of the registered agreement in three days. Right now, the app services Mumbai, Bengaluru, Chennai and Pune.

This site helps house seekers find relevant accommodation directly from the owners. Besides finding a home and registering the agreement, Grabhouse helps people find compatible roommates too. It lets users take a compatibility test with prospective roommates, by leveraging the information shared on social media. Other than the site, the firm offers an app to let owners list properties directly. The site also has a tool to keep track of people who have shown interest in a particular house. This service is operational in Mumbai, Pune, Hyderabad and Bengaluru.

Flatchat

This mobile app lets flat owners, flat seekers and flatmates connect with each other. Users can create profiles on the app and connect with each other, based on their requirements. There’s an in-app chat function which allows interaction with each other. Flatchat is particularly strict about keeping brokers at bay. It has built a monitoring mechanism wherein, the system notifies the Flatchat team if anybody uses keywords such as broker, property, or any broker-specific jargon. Then, that profile is immediately taken down. The app has a customer care team which answers user queries and offers recommendations. This service is currently available in Bengaluru, Mumbai, Delhi-NCR, Pune, Chennai and Hyderabad.

As per a report, several hundred crores are paid as brokerage across the top 20 cities alone. Yet, it may be a while before users start embracing these apps. When users do start actively using these apps, it will be a brilliant way to save auxiliary expenditure.
