Talking about the health of Chennai’s real estate market, Hemant K Tapadia, senior vice-president, BBCL Group and one of the panelists during the webinar, said that home buyers in the city were a positive lot. Property registrations are almost back to pre-COVID-19 levels, which is great news, compared to real estate markets in other top cities. The panelist also agreed that the pandemic had changed the preferences of home buyers, as people were now more inclined towards villa and independent homes, rather than apartments, as the former offer open spaces, the choice to redo the interiors and full ownership of the land on which a home is built.

While discussing the project, Srinivasan Siva Rao, marketing advisor, BBCL Group and one of the panelist, informed the viewers about the project details. BBCL Villa Haven is a CMDA-approved and RERA-registered project and offers 3BHK and 4BHK villas. There are just 180 villas, spread over 8.1 acres of land. Each villa ranges between 1,179 sq ft and 2,669 sq ft.

Talking about the location of the project, Rao pointed out that the project site is situated just 13 kms away from Anna Arch. Home buyers can enjoy all the comforts of an urban lifestyle with lots of greenery and serene lake at the doorstep. The project is connected to everything important including Mogappair, which is 10 minutes away from the area, Poonamallee which is five minutes away, while the Avadi Railway Station and Koyambedu Metro are 10 minutes away. The panelist also discussed the social infrastructure in the area, which includes good schools, shopping complexes, temples and medical facilities. All such facilities are available in a five-km radius.

Rao also explained why west Chennai is being pitched as OMR 2.0. He said that the Mount-Porur-Poonamallee stretch had the potential to become the next OMR, due to availability of office spaces in the region. Moreover, a majority of the new launches were happening in this part of the region, which could make it a housing hub. In addition to this, the stretch has better ground water quality as compared to OMR, due to presence of lakes in this part of the city.
