The Hennur-Bellary Road Layout (HBR Layout), is one of northern Bengaluru’s most bustling residential colonies. It spreads out on both sides of the Outer Ring Road, which is a major connectivity lifeline for residents. This housing colony has five blocks and was formed by the BDA.

The BDA also has a shopping complex located in the 2nd block. There are several parks and wide roads here, while residents also enjoy BWSSB water supply. The locality is also well-connected to the Kirloskar and Manyata Tech Parks.

The KIAL or new international airport, is located in close proximity, while the Kammanahalli Main Road has transformed into a prime shopping destination. The locality offers easy access to Banaswadi, Hebbal (4 kilometres), HRBR Layout and Nagawara, among other areas. Apart from residential apartment complexes, there are independent villas located in the area, as well.

There are two big parks, along with several hotels and restaurants. The locality also offers access to the Iskcon HBR Layout. When it comes to demand for apartments in HBR Layout, 2 and 3-BHK are the preferred configurations. Some of the most prominent projects in HBR Layout include Mantri Astra and SLV Pearl. Reputed builders in HBR Layout include Prestige, K Raheja, Puravankara, Sekhar and Brigade, among others.

While neighbouring areas like Hebbal and ORR cater mostly to the upper range of the realty market owing to higher property rates, HBR Layout is still a good bet for investors looking for affordable and mid-range housing options.

Considering the price trends in HBR Layout and its social infrastructure, it has the potential to emerge as a good future investment destination.
