Koparkhairane property market: An overview

[ecis2016.org] Built on the reclaimed land area by CIDCO, Koparkhairane is a well-planned and upcoming suburban residential township in the outskirts of Mumbai and in Navi Mumbai.

Kopakhairane is a part of the many small villages that were developed by CIDCO as part of the developmental project for Navi Mumbai. This node of Navi Mumbai has mostly been built on reclaimed land and it is roughly situated between Ghansoli and Turbhe on the Thane-Vashi railway line.

When Navi Mumbai was being developed in 1971 as the new urban satellite township of Mumbai, CIDCO planned for the development of 14 small nodes of which Koparkhairane was a part and others included neighbouring villages of Vashi, Sanpada, Nerul, Airoli, Ulwe, Dronagiri, Taloja, Karanjade, Kalamboli, Belapur, Kharghar, Kamothe, New Panvel and Ghansoli. All of these areas developed simultaneously with detailed planning and construction of railway stations to ensure smooth public transport connectivity.

The areas developed over the years. with the first decade being dedicated to the development of infrastructure like roads, water supply and electricity. Builders were then given projects in Koparkhairane and nearby areas to come up with affordable residential housing, reaching out to all sections of society. Koparkhairane today comes under the Navi Mumbai Municipal Corporation which has been rated as one of the richest corporations in Maharashtra, owing to its fast pace of development and expansion and a growing influx of migrants.

Connectivity with nearby Koparkhairane localities

This node has good connectivity to nearby Koparkhairane localities including Vashi, Nerul, Panvel, etc. Koparkhairane has its own railway station where Mumbai local trains ply at a frequency of 5-10 minutes during peak hours. Regular frequency for trains is about 15-20 minutes. The busiest railway station near to the area is Panvel in the Navi Mumbai region. Various outstation trains halt at Panvel for about 5-20 minutes and it also serves as an important junction enabling nearby residents to use it. Further, bus connectivity is offered by BEST which ply between Kopakhairane and Chembur, Sion, Worli, Ghatkopar, Mulund, Powai, Borivali, Dadar, Bhandup, etc. The area is also serviced by NMMT buses including AC Volvo buses.

Employment hubs near Koparkhairane

The nearest and most significant landmark at Koparkhairane is the Dhirubhai Ambani Knowledge City or headquarters of Reliance Communications. It is located approximately 2.5 kilometres from Koparkhairane. The Millennium Business Park is also located nearby and is approximately 2.5 kilometres from Koparkhairane.

There are many well-known and reputed colleges and schools in Koparkhairane.
