[ecis2016.org] In this article, we examine the different types of plots in India.
We all know that buildings are constructed on pieces of land that have not been randomly occupied but allotted by the Government to housing sectors, commercial sectors, and agricultural sectors. Not all plots are similar. They have been adapted to suit varied needs according to the composition and plot types. There are divisions within all the types of plots according to the function they serve. This is true, especially for housing plots, one of the most widely sought-after plot types. With the growing number of people actively looking for a new home, residential plots are undoubtedly the most sought-after in today’s scenario.

We will discuss the different types of plots and explain more about the different kinds of housing plots.
What is a plot of land?
A plot of land is a foundational piece of land allotted to or inherited by you or your family. You can choose to build your residence or business space, provided you have valid ownership of the same.
Types of plots
There are many different types of plots, and within all of the plot types, there are subdivisions.
Residential plots
This is an empty plot used for housing purposes. Of all the plot types, these types of plots are the most sought after as they are used for one of the essential facets of human life, shelter. These plots must inevitably be near any form of settlement, urban or rural. There must be a provision for basic amenities nearby. There are several subdivisions within housing plots.
The various types of housing plots in India are discussed below:
Individual plots
These types of plots are created for individual housing. These plot types can comfortably house a single family of variable sizes. These plots are generally divided into sections of similarly proportioned allotments to build similarly proportioned homes. Under these plots, the general income demographic targeted by plot sellers ranges from LIG (Low Income Groups) to MIG (Middle Income Groups). However, other income groups can also sometimes opt for individual residential plots.

Apartment/flat complexes
Spread over a sprawling area, these types of plots can house a large number of people while cutting down on the space required. Each person would occupy a flat of differing dimensions but made for a variable number of people.

These types of plots, and the spacious yet nuclear apartment complexes built on them, may not be quite suitable for the traditional Indian joint family. However, they are one of the most famous plot demands and acquisitions by the Government as the demand for apartment complexes and flats is rising.
Another upside of these types of plots is that the apartment complexes made on these are made while keeping in mind all income groups, i.e., EWS (Economically Weaker Section), LIG (Low Income Group), MIG (Middle Income Group), and HIG (High Income Group). Usually, the different income group flats are separated into other blocks.

Builder floor apartments
With mid-sized square plot types, the option to build builder floor apartments dramatically gained popularity. A builder floor apartment allows you to own an entire floor of a low-rise building with more freedom than complex, shared housing and less maintenance cost than individual housing. The plot size is more extensive than separate accommodation but is incomparable to the apartment complex types of plots.

However, builder floor apartments come with their share of cons. One major con for builder floor apartments is no separate maintenance team and no access to swimming pools, personal gardens, and other amenities.
These types of plots are acquired to create housing meant only for the MIG and HIG groups. Unfortunately, the lower-income group would not be able to afford this type of living. For them to enjoy independent living, they must own individual plots.

Villas, bungalows, or row houses
These types of plots are generally not situated too close to any other housing plots. They are spread luxuriously over a significant area, even if they are usually not as large as apartment complexes or societies. The housing units constructed on these plots is similarly extravagant. These types of plots are suited for luxury housing. These apartments are very high maintenance and come with all the modern amenities. For many prospective homeowners, this is the dream standard of independent living.

Industrial plots
Besides housing, industrial plots are also of the utmost importance. Industries have been driving economic growth. Industrial properties are smaller in quantity than housing or agricultural plots, but these types of plots are used for industries that form the backbone of the economy.
An industrial plot works as a suitable amalgamating ground for several industries to come together in one location, utilise the same resources, and work function as per the same property guidelines. These plot types are far away from urban residential spaces.

Agricultural plots
Agricultural land is one of the most abundant types of plots in India. With India being an agrarian economy with fertile land fed by rivers, agricultural properties are most in-demand in rural areas. Almost 70 per cent of rural households depend on agriculture for their livelihood. These types of plots are by far the most extensive in India.

Commercial plots
Set in urban spaces, commercial plots are not much different in form than residential plots; only the purpose of such plots sets them apart from the housing sector. These types of plots are usually acquired by a company and are very large in area, similar to complexes. These types of plots house many multi-purpose commercial complexes and buildings such as offices, restaurants, shopping malls, shops, hospitals, movie theatres, etc.

FAQs
Is it wise to invest in land?
If done correctly, investment in the real estate sector plots can be one of the most profitable investments. The growing urbanisation has ensured that connectivity would increase by leaps and bounds, adding to the value of any plot.
Are apartment types within residential plots freely interchangeable?
To some extent, you can always choose to build an individual apartment or house over a plot of land meant for an apartment complex or villa. However, an apartment complex can never be constructed in a space meant for an individual or nuclear home.
Which is the most important type of plot in India?
Even though housing plots are steadily developing into a lucrative sector, the most critical plot in India is still the agricultural plot which covers almost 50% of the total Indian landmass and accounts for 17-18% of the real GDP.
