Land registration process

Step 1: Determine the circle rate of your area- the minimum value of a fixed plot of land. The government sets this and is typically represented as INR per square metre.

Step 2: Calculate the registration fee and stamp duty of the property.

Step 3: Make the online payment for the property’s registration fees and stamp duty. Remember, the online fee must be filled up from the relevant states’ online portal. 

Step 4: Take an appointment with the sub registrar’s office under whose jurisdiction your property lies. You can get this information by the online portal provided above obtained from performing land record search by name. 

Step 5: Ensure all documents are in order and that the buyer(s), the seller(s), and the two witnesses have provided their signature.

Step 6: Visit the sub-registrar’s office on the allotted appointment date to submit the necessary documents for final registration.

Online registration

You have to purchase the e-stamp papers and pay for the registration fee and stamp duty online. Some other information includes:

  • Mode of ownership, i.e., a purchase, gift, inheritance(sometimes considered a gift), lease, etc.
  • Personal details of the owner.
  • Document of proof of property.

Offline registration

You would have to submit the following documents at the registrar’s office :

  • A non-judicial stamp
  • Two passport-sized photos
  • The stamp duty, along with the e-stamp paper
  • A photocopy or xerox of your PAN card
  • E-registration fee receipt along with the undertaking
  • The original ID proof of all parties involved
  • Receipt of TDS of the property if the value is more than 50 lakh
  • Documented history of property ownership in case it is a generational house property
