After three decades of political wrangling, the expressway between two major south Indian cities – Chennai and Bengaluru – is likely to see the light of day. The National Highways Authority of India (NHAI), the implementing agency, has divided the entire project into 10 packages, for which tenders have been invited for three packages which fall in the states of Karnataka, Andhra Pradesh and Tamil Nadu. The tenders are expected to be closed early in 2021 and the project is scheduled to be completed in 2023.

Chennai Bengaluru Expressway: Route
While the land acquisition for 2,650 hectares is almost complete, the inevitable delay due to funding and environmental impact has escalated the prices for this project. The 262-km road will be the first greenfield expressway in south
India which will cut across:
- Hoskote (Karnataka)
- Malur (Karnataka)
- V Kota (Andhra Pradesh)
- Palamaner (Andhra Pradesh)
- Gudiyatham (Tamil Nadu)
- Arakkonam (Tamil Nadu)
- Sriperumbudur (Tamil Nadu)

The total distance will be reduced by 250 kms, between the starting and ending points. The project will now bypass the Eastern Ghats and cater to a speed of 120 kmph.
To boost the local economy, a number of industrial hubs are planned along the route. Automobile companies such as Mahindra, Bajaj and Nissan have plans to set up plants here.
The NHAI has projected peak traffic of 45,000 to 60,000 passenger car units a day along the corridor. The two cities are currently connected by two highways: one that runs 335 kms via Kolar, Chittoor, Ranipet and Kanchipuram, while the other runs 372 kms via Krishnagiri and Ranipet.

Chennai Bengaluru Expressway: Latest updates
According to media reports, around 20,000 trees will be cut in Karnataka, to make way for the Bengaluru-Chennai eight-lane expressway. Since this phase covers 71 kms of the total length, the biggest loss will be in the dry region of Kolar, where around 16,000 trees will be cut including 9,805 horticulture trees.

In November 2017, union minister Nitin Gadkari, who handles the portfolios of road transport, highways, shipping and water resources, announced that the centre had sanctioned projects worth Rs one lakh crore for Tamil Nadu. The projects will include three new elevated corridors and an express highway between Chennai and Bengaluru that was planned at a cost of over Rs 20,000 crores.
On the proposed elevated corridors, the minister said the first one is the Tambaram–Chengalpattu elevated corridor at Rs 2,250 crores. The other corridors were Poonamallee to Maduravoyal at Rs 1,500 crores and Chennai-Nellore at Rs 1,000 crores.
Gadkari said the government would also set up ‘Bus Ports’ with international standards in various parts including Coimbatore and Madurai.
Chennai-Bengaluru Expressway: Impact on real estate
According to ecis2016.org data, there are over 10 projects in the Sriperumbudur region, offering plots, independent villas, etc. Home buyers should be cautious while buying a property here and do complete due diligence before investing. While the property prices in Sriperumbudur are in the range of Rs 1,500-2,000 per sq ft, this may rise in near future, once the construction of the Expressway gains speed. However, refrain from investing in any project which promises price rise on the basis of speculations, as it may not meet your expectations so soon.
