Dahisar property market: An overview

Dahisar in the northern suburbs of Mumbai houses the last railway station of the city. This small town is situated on the Salsette island and has a beautiful landscape overlooking the inlet of the Manori Creek. It has salt pans on the west and scenic hills of the National Park on the east. Like most suburban towns of Mumbai, Dahisar too is divided into east and west. Dahisar village originally comprised of 10 hamlets. The recorded history of the village dates back to the 1630s. Dahisar was connected to Mumbai via the railway line in 1867 and since then, it has witnessed the settlement of migrants from nearby regions of the Konkan. Earlier, Dahisar used to be a part of the Thane district of Maharashtra but was later incorporated into Mumbai city in 1956 and became part of the Bombay Suburban Districts.

The popularity of Dahisar goes back to the time when it used to be a popular choice for film shoots. The famous Bhoot Bangla film studio is also located here near an old bridge over the Dahisar River and a small hillock surrounded by orchards.

With the huge influx of migrants and newer settlements, Dahisar real estate has grown considerably. Although the once idyllic scenery of Dahisar is no longer seen, yet, the town holds great potential for development as builders in Dahisar have come up with many residential and commercial ventures here. The civic body too is trying its best to transform the town by developing pedestrian sidewalks and taking up more beautification work. It is also developing wide and smooth roads and flyovers for better connectivity.

Dahisar is well-connected to prominent areas of Mumbai such as Andheri, Goregaon, Borivali and Thane through the Western Express Highway. With the Dahisar station, it is easily accessible by local trains and buses as well. Further, the Mumbai International Airport is located 19 kilometres away via the Western Highway.

Residents in and around Dahisar can find plenty of recreational hubs and popular shopping malls like the Square Mall, Raghuleela Mall and Korum Mall near to the area.

Physical infrastructure in Dahisar

A new 25-kilometre-long elevated corridor has been proposed on the Western Highway, aimed at reducing traffic congestion and thereby, reducing travelling time. This corridor will connect Dahisar with Bandra.

Reputed builders like Aaditya Realtors, Rustomjee Builders and ACME Group have launched and successfully completed some of their projects in Dahisar. The average property price in the area is estimated to be Rs 9,604 per sq ft.

In past few years, there has been a spurt in the overall infrastructural development of Dahisar, which has given a positive boost to the real estate market and influenced property price trends in Dahisar to a large extent. With construction of wide roads, sidewalks, flyovers, etc. and continued development, it is expected that Dahisar will soon become one of the many sought-after residential and commercial suburbs of Mumbai city.
