The RT Nagar real estate market has risen significantly, since it is part of the Bengaluru North Lok Sabha Constituency and the Hebbal Assembly Constituency. RT Nagar has also witnessed a major transformation, since the IT boom in the 1990s, with the establishment of IT hubs in the city along with the development of the airport in Devanahalli. As a result, demand for residential flats in RT Nagar, has gone up swiftly.

The full form of the area is Rabindranath Tagore Nagar and it derives its name from poet laureate Rabindranath Tagore. The locality is divided into two blocks, namely Block I and II. The area was formerly a small layout, developed by the BDA and surrounded by villages and the military campus. However, its proximity to premium areas like Dollar’s Colony and Sadashivnagar, helped it transform into a coveted residential destination. The establishment of the Head Post Office on the RT Nagar Main Road, also contributed towards the growth momentum here.

Notable residents of the area include many former chief ministers of Karnataka including Dharam Singh, Late R Gunda Rao, SR Bommai and Veerappa Moily who was also the ex-union law and petroleum and natural gas minister. Member of Parliament DB Chandre Gowda also lives in the area. The area is known for its thriving commercial hubs, including Ganganagar 5th Main Road, RT Nagar Main Road/80 Feet Road, Sultan Palya Main Road, Dinnur Main Road and others. There are innumerable shops here, in tandem with popular restaurants and eateries like Delhi Durbar, McDonald’s and Pizza Hut.

This area is a good bet for affordable and mid-range residential options and when it comes to apartments in RT Nagar, 2 and 3-BHK are mostly preferred by buyers. Some big-ticket projects in RT Nagar include DS Max Shrine and Shalimar Comforts, which are being developed by some of the most prominent builders in RT Nagar. Other nearby RT Nagar localities include MLA Layout and Ganganagar. RT Nagar offers comparatively better property rates, along with excellent social infrastructure and several other advantages. It will always have better appreciation prospects than many of its neighbours.

  • RT Nagar Main Road or 80-Ft Road is a major commercial hub.
  • Well-connected to Dinnur Main Road, Sultan Palya Main Road and Ganganagar 5th Main Road.
  • It takes just about 30 minutes to reach the Kempegowda International Airport from RT Nagar which is 32 kilometres away.
  • BMTC bus network joins this region to the other parts of the city.

There are several reputed schools in RT Nagar, which include the Trillium Public School, Sri Rajiv Gandhi College of Dental Sciences and Hospital and Presidency School, among others. World-class hospitals in RT Nagar include Poornima Hospital, V-Care Hospital and others. There are also several shopping malls in RT Nagar, including Orion Mall and Mantri Square Mall.

Physical infrastructure in RT Nagar

  • Construction of the Hebbal to Yelahanka elevated expressway, is a much awaited project, which is going to cover RT Nagar and therefore, offer ease of transportation.
  • The Peripheral Ring Road to be constructed with 8 lanes, is expected to help in decongesting traffic in the entire stretch.
  • Current property rates – Rs 3,576-5,883 per sq ft.

The price trends in RT Nagar indicate future appreciation on the back of good connectivity, social infrastructure and competitive property rates. However, there are some teething problems here, including narrow and congested roads. Traffic congestion in peak hours, along with indiscriminate parking, also create some hassles for residents.
