Veronica Gomes, a restaurant consultant, who was transferred to Mumbai from Bengaluru, bought a house on Carter Road as she had always been attracted to Bandra, since her childhood. “Bandra west has a mix of old and new, where Portuguese architecture and old churches sit alongside large, trendy residences. It is a good residential place for locals and expats. Moreover, it has several restaurants and shops in its vicinity and is only an hour from south Mumbai, via the Bandra-Worli Sea Link,” she explains.

From Bandra west, one can reach the Bandra-Worli Sea Link, Bandra-Kurla Complex and the Western Express Highway in 15 minutes, while the airport is 30 minutes away. Moreover it is well-connected to south Mumbai, central Mumbai and the western suburbs. Besides offices of the entertainment industry, businesses and consulates too are setting up their bases in Bandra west. According to Shammi Sethi, director, Rare Earth Consultancy, “Expats and high-profile businessmen want to stay in this area, as it is close to the Bandra-Kurla Complex. As a result the properties for rent in Bandra west are witnessing high demand.”

Bandra west has several redevelopment schemes. Such projects have helped residents to upgrade their lifestyle and enjoy living in a community. “The area is gradually attracting the upper-class population, due to the kind of buildings that are coming up, which offer swimming pools, gymnasiums, gardens, etc. You do not find such projects even in south Mumbai now,” says Naved Khan, a real estate agent.

Posh residential areas in Bandra west include Pali Hill, Carter Road and Bandstand. Property prices range from Rs 40,000 per sq ft to Rs 50,000 per sq ft, with sea-facing flats commanding a premium.

The area has good social infrastructure with several schools, colleges, designer jewellery showrooms, high-end boutiques and convention centres. Hiral Sheth, director, marketing and sales, Sheth Creators, maintains that “The area enjoys a status that is similar to that of Nariman Point and is already providing a perfect solution, to absorb future growth of offices and commercial activities. Bandra west has showcased tremendous growth in the development of infrastructure and standard of living.” The Bandra Gymkhana is centre of cultural activities, while the Otter’s Club, Bay View Club and MIG Club, are also good places to relax and rejuvenate.

Bandra west: Future growth prospects

Bandra west, which was earlier dominated by Christians, now has a cosmopolitan feel, with residents belonging to the Hindu, Parsi and Muslim communities. Housing in Bandra west primarily comprises cooperative, multi-storeyed apartments, with upper and upper middle-class residents. One-BHK units are the most searched configuration in the area, followed by demand for two and three-BHK units. Appreciation in real estate prices over the past 10 years, has been around 50 per cent. The main concerns in the area include hawkers and illegal construction.
