Additionally, CIDCO launched scheme of 39 plots for R, R+C, C/R+C in various nodes of Navi Mumbai for Akshaya Tritiya in Ghansoli, Sanpada, Kalamboli, New Panvel (East) and New Panvel (West).
Last month on the occasion of Gudi Padwa, CIDCO launched a mega scheme to offer plots and commercial shops on April 2, 2022. Under the mega scheme, units of various housing schemes for MIG and HIG, commercial shops, plots for residential, commercial and social purposes were available for sale through e- auction and e-tender processes. These were available in Kharghar, Ghansoli, Kalamboli, Taloja and Dronagiri nodes in Navi Mumbai.

E auction CIDCO: Eligibility to apply for CIDCO plots
- Any individual competent under the Indian Contract Act, 1872 can apply for CIDCO plots.
- Any company incorporated under the Indian Companies Act, 1956 can apply for CIDCO tender plot.
- Any partnership firm that is registered under the Indian Partnership Act, 1932 can apply for auction of CIDCO tender plot for sale in Navi Mumbai.
- Any limited liability partnership can apply for CIDCO plots.
- Any public trust registered under the Public Trust Act, 1950 can participate in CIDCO plot auction.
- Any cooperative society that is registered under the Maharashtra Cooperative Societies Act, 1960 can participate in CIDCO eauction.

CIDCO e auction: How to fill application form online?
Before proceeding to understand the CIDCO e auction to fill application form online let us see the eligibility criteria.
Step 1: Visit the CIDCO E Auction platform at https//eauction.cidcoindia.com and register, by clicking on ‘Bidder Registration’. For this, you need to mention your name, address, contact details, PAN number, Aadhaar number and bank account number with the IFSC code on the CIDCO application form.
Step 2: Login with your user details and verify your contact details through OTP.
Step 3: Once logged in, you will be able to see live auctions for CIDCO plot auction. Select any live tender from the dashboard.
Step 4: Now, pay the processing fee of Rs 1,000 and the applicable GST, along with EMD amount through online mode for the e auction CIDCO plots.
Step 5: Submit the closed bid (CIDCO e-tender). A closed bid means the best price or offer amount offered by the bidder, in advance. The bidder needs to participate in the CIDCO e auction. However, if the bidder does not participate in the CIDCO e auction, the closed bid (e tender CIDCO) will be considered as the final offer.
Step 6: The e auction CIDCO will be conducted as per the scheduled time. During the CIDCO e auction every bidder can bid in multiples of Rs 1,000 per sq metre only.
Step 7: After completion of the process, the highest CIDCO e auction bid amount will be declared as the successful bidder.

E auction CIDCO: Refund of EMD
Once the process of e auction CIDCO is completed and approved by the authority, the EMD amount received from bidders other than the highest bidder will be refunded to the bank details provided by the bidder during registration. In case the number of bidders is less than three, the EMD refund may take extra time in such a situation.
E auction CIDCO: Important things to know
- Note that all people who want to participate in both closed bid and e-auction have to pay their EMD that is successfully received by CIDCO on or before the closing time of closed bid submission, failing which participation in the e-auction will not be allowed.
- Bidders are advised to make the EMD payment in advance because any EMD amount that is received by CIDCO has to be validated and updated in the CIDCO e auction portal. Only after this will the bidder be allowed to participate in the closed bid/CIDCO e auction. Ensure that the document fees and EMD transferred by way of RTGS/NEFT should be received by CIDCO account, failing which the bidder will not be allowed to participate in the closed bid and CIDCO e auction.
- The bid offered by the bidder for the CIDCO plot will not include other cost components, such as GST, municipal taxes, insurance premium, stamp duty and registration charges, lease rent, security deposit for any infrastructural facility, water distribution or betterment charges.
- The successful bidder must take possession of the CIDCO plot within 30 days after completing all payments.
- The user will not be allowed to change the use of the CIDCO plot.
- The responsibility of getting clearances or no-objection certificates .for the CIDCO plot from various agencies, for any type of construction, rests with the allottee.
- The bidder cannot withdraw the bid for three months from the date of receipt of offer form CIDCO. If withdrawn, the EMD amount will be forfeited.

E auction CIDCO schemes
CIDCO e auction MM Scheme 27, 2022-23
Available under scheme no. 27, the minimum area is 4,081 sq m and the maximum area is 8,822 sq m. Equipped with all infrastructure facilities and connected with railways and highways, the CIDCO tender plot can be leased by e auction CIDCO, an online and transparent process.

CIDCO e auction MM Scheme 26, 2022-23
Available under scheme no. 26, the minimum area is 67.11 sq m and the maximum area is 16285.79 sq m. All the plots that are on e auction CIDCO Equipped with all infrastructure facilities and connected with railways and highways, the CIDCO tender plot can be leased by e auction CIDCO, an online and transparent process.

CIDCO e auction MM Scheme 23, 2021-22
Under the CIDCO e auction scheme MM/SCH-23/2021-2022, lease of 20 residential, commercial and residential-cum-commercial (r+c) use CIDCO plots at Kharghar, Panvel and Pushpak Nagar in Navi Mumbai will be made available through e-tender cum e-auction.
While the document fees to be paid are uniform at Rs 1,180, where Rs 1000 is the processing fee and Rs 180 is the GST to be paid, the EMD differs according to the location of the plot.
The base price of auction for these CIDCO plots are between Rs 40,965 and Rs 68,557 per sq m. These CIDCO plots can be developed with an FSI of 1.1, 1.5 or 2.0 depending on the CIDCO plot.

CIDCO e auction MM Scheme 20, 2021-22
Under the CIDCO e auction scheme MM/SCH-20/2021-2022, lease of 19 residential-cum-commercial (R+C) use CIDCO plots at Kharghar and New Panvel (E) nodes was made available through e-Tender cum e-Auction.
Of the 19 CIDCO plots, e auction of nine plots of CIDCO lottery 2021 Kharghar and e auction of ten plots of CIDCO lottery 2021 Panvel will be held. While the smallest CIDCO tender plot is 1946.52 sq m in area, the largest CIDCO tender plot is 3907.46 sq m in area and both are present in Kharghar.
The base price of auction for these CIDCO plots were between Rs 51,604 and Rs 73,635 per sq m. These CIDCO plots can be developed with an FSI of 1.5.
CIDCO MM Scheme 19, 2021-22

Under the CIDCO MM/SCH-19/2021-2022 scheme, lease of 39 residential plots, service industry and residential-cum-commercial use plots at Ghansoli, Vashi, Sanpada, Nerul and CBD Belapur nodes, will be made available through e-tender-cum-e-auction. The document fees to be paid is uniform at Rs 1,180, while Rs 1,000 is the processing fee and Rs 180 is the GST to be paid. The EMD differs according to the location of the plot. Of the 39 plots, two plots are available in Sanpada, 12 plots are in Nerul, two plots in Belapur, six plots in Vashi and 17 are in Ghansoli. While the smallest plot is 143 sq m in area, the largest is 8,772 sq m.
The base price of auction for these plots is between Rs 34,500 and Rs 97,778 per sq m with the auction increment factor being 1,000. These plots can be developed with an FSI of 1.1 or 1.5 depending on the scheme details.

CIDCO E auction MM Scheme 18-A and 17, 2021-22
CIDCO has announced an e-auction of 163 plots in Navi Mumbai – a combination of residential and residential-cum-commercial properties across two of its schemes – MM Scheme 17 and 18-A, 2021-22. Out of this, 143 are residential plots and 20 are a combination of residential and residential-cum-commercial. Here is everything you need to know about the e-auction in Navi Mumbai.

CIDCO E auction MM Scheme 16, 2021-22
CIDCO had announced the lease of 16 residential and residential-cum-commercial (R+C) plots at Kharghar, Kalamboli and New Panvel nodes of Navi Mumbai through e-tender-cum-e-auction.
CIDCO MM Scheme 15, 2021-22
CIDCO had announced the lease of 14 residential, commercial and residential-cum-commercial (R+C) plots at CBD Belapur, Nerul, Sanpada, Vashi, Kalamboli and New Panvel (W) nodes of Navi Mumbai through e-tender-cum-e-auction.
CIDCO E auction MM Scheme 14 and 13, 2021-22
The City and Industrial Development Corporation of Maharashtra (CIDCO) had announced an e-auction of 203 residential plots in Navi Mumbai. Out of these, 12 plots are in Kharghar, Kalamboli and New Panvel (E) under the first scheme; and 182 plots have been made available in Airoli, Ghansoli, Kharghar, Kalamboli and Panvel under the second scheme.
MM Scheme 14, 2021-22 included bidding for the e-tender-cum-e-auction for the lease of six residential and residential-cum-commercial plots at Nerul.
CIDCO held the e-auction for lease of 182 residential plots in Navi Mumbai in the nodes of Airoli, Ghansoli, Nerul, Kharghar, Kalamboli and New Panvel on July 30, 2021. According to CIDCO, on completion of the auction, there would be a comparison between the highest auction bid amount and the highest closed bid amount and a successful bidder would be announced on the basis of whatever amount is greater.
According to the terms and conditions of the CIDCO auction, if any plot has received less than three bids, the final decision would lie with the CIDCO and the bidders would have to abide by those rules. While they could choose to accept or deny the offer, the earnest money deposit (EMD) amount taken for the CIDCO e auction would not be refunded to these bidders until the final decision is taken.

The bidder can submit a closed bid which will be considered his final bid if he does not attend the e-auction. The closed bid remains secret to other bidders.
