Sector 82, Gurugram: Home buyers turn to self-sufficient townships amidst civic woes

Most prospective home buyers, who search for a home in Gurugram for investment purposes, look to Sector 82. Although the locality has witnessed fluctuations in property prices since 2019, prices have started showing an upward trend from April 2019. Based on the activity of users on ecis2016.org, since the last one year, most potential buyers were looking for a property in Sector 82 Gurgaon, followed by Sector 48 and Sector 67.

What attracts young home buyers to Sector 82, Gurugram?

Most people who turn to Gurugram for real estate investment, primarily do so, because Delhi is a saturated market, with very few residential pockets that offer affordability, lack of legal issues and sophistication, at the same time. Consequently, those with a higher budget, do not mind investing in an entirely new micro-market like Gurugram, which promises job opportunities, connectivity and amenities such as malls, resto-bars, micro-breweries, designer showrooms and hangout zones.

While much of Gurugram still is a work-in-progress, the demand for homes has not faded. In fact, localities like Sector 82 have a wide choice of apartments, plots and condominiums, which is hard to find in Delhi.

Property prices in Gurugram Sector 82

On an average, a 1BHK unit will cost Rs 60 lakhs, while a 2BHK unit commands Rs 82 lakhs. If you are looking at a 3BHK, the average price is Rs 1.20 crores. Bigger configurations can command anywhere between Rs 1.50 crores and Rs 2.80 crores. Between May 2018 and March 2019, prices witnessed a downfall. However, the micro-market has shown promise, with property prices in Gurgaon Sector 82 at Rs 6,500 per sq ft on an average.

Given that real estate is largely sentiment-driven, this change in prices can be attributed to various factors, such as the launch of new projects, home buyers waiting and watching for a good time to invest, the brand of developers in a particular sector, etc. On the whole, Gurugram could witness greater demand for properties and the same is true for Sector 82.

Infrastructure issues in Sector 82

Overall, as Gurugram is a relatively new area, civic issues often tend to crop up from various residential pockets.

For example, housing societies in Sector 82 and 83, recently demanded that the Haryana Shahari Vikas Pradhikaran (HSVP) provide essential services such as power, roads, sewage and street lights soon. According to Vikas Mandal, a resident in Gurugram’s Sector 82, the young population that invests in Sector 82, does so for the lifestyle. “We crave for a particular lifestyle but that seems to end, once you step out of the housing society. Bad roads mean that cab drivers often need to be paid a bit extra, to drop us at the desired destination. These may sound trivial but wrecks the liveability quotient,” he explains.

Manasa Chaturvedi, a techie from Sector 82, maintains that says that improvements in infrastructure, will make the area better for women.

“I often come late and there are many others like me. It is not too much to ask the authorities to ensure that street lights are functional and the roads should be lit. In Gurugram, the combination of a good housing society and a good locality, is becoming rare but we are hopeful,” she says. The members of her housing society, point out that ATMs, a couple of schools, provision stores, cafés , gyms and banks have come within the society and most residents are happy that they do not have to step outside.

Gurugram Sector 82: Planned infrastructure

As of May 2019, tenders have been floated by the Gurugram Metropolitan Development Authority (GMDA), for laying water pipelines in various sectors of the city including Sector 82. The Authority expects the work to be completed in another six months. To fulfil the water needs of residents in the new sectors of Gurugram, the capacity of the Chandu Budhera treatment plant has to be increased, as well. Efforts were also made in 2018, to demolish unauthorised shops that made the entry to Dwarka Expressway difficult. Action was taken after residents of a nearby housing society briefed the chief minister about the situation.

In January 2019, the HSVP opened up a 5-km, four-lane road, to the east of the Delhi-Gurugram expressway, bypassing the Kherki Daula toll. For many who use this road to go towards the Southern Peripheral Road (SPR), it saves approximately half an hour of travel. However, the toll operator has complained of revenue loss. Overall, while the presence of large brands the real estate industry and their offerings ease the woes for many, more needs to be done and soon, say those living in Sector 82.
